  Caldwell County Students Win Carpentry Contest at State Fair  
 

Two students from Caldwell Career Center Middle College in Hudson won the 26th Annual Carpentry Contest at the N.C. State Fair. Croon and Kirby, who are students at Caldwell Career Center, won a $325 premium from the State Fair, a plaque and an assortment of sponsor prizes for their efforts.

“The apprenticeship contests give these workers an opportunity to showcase their skills while having fun at the fair,” Labor Commissioner Cherie Berry said. “I congratulate all of them for taking part in this contest and for learning skills that will benefit them and our state.”

The team of Mitchell Ridout and Christopher Zirnheld placed second. They are students at Jacksonville High School. Cody Cagle and Michael Hughes from Southwestern Randolph High School in Asheboro placed third. Fourteen teams of two competed in this year’s contest.

The N.C. Department of Labor’s Apprenticeship and Training bureau changed the contest last year to a two-person team format for high school students in construction trades. The N.C. Home Builders Association is a proud sponsor of the event and helped judge the entries.

Contests are held annually at the State Fair in masonry, HV/AC-R, electrical, carpentry and plumbing.

  NC's Ken Corbo Finalist for NAHB Builders Engaging Associate Members Award  
 

Congratulations to Ken Corbo of Corbo Custom Homes Inc., a member of the HBA of Northeastern North Carolina, for being one of eight builders and remodelers named as finalists for the newly created Builders Engaging Associate Members (BEAM) Award. This award honors the NAHB member who best exemplifies the NAHB motto, “It’s good business to do business with a member.“ An NCHBA Associates Committee subcommittee nominated Corbo for the award after receiving several worthy nominations.

Presented by NAHB’s Associate Members Committee, the award aims to encourage members who use the goods and services offered by other member companies and to offer national recognition to a builder who exemplifies this vitally important teamwork.

  Six HBAs meet the NC BUILD-PAC challenge

Builder Confidence Up Four Points in October
Last week's economic data brought some unexpected good news, with the latest measures of builder confidence and housing starts showing impressive gains. The first report to arrive was the NAHB/Wells Fargo Housing Market Index (HMI) of builder confidence, released Oct. 18. The HMI rose by four points to 18 for the current month — the biggest gain recorded since the home buyer tax credit program propelled it upward in April of 2010. All three of the index's components recorded strong gains as well, including a four-point increase in the component gauging current sales conditions (to 18), a seven-point increase in the component gauging sales expectations for the next six months (to 24) and a three-point increase in the component gauging traffic of prospective buyers (to 14).

Regionally, the West led all other areas of the country with its nine-point gain to 21 -- the highest HMI score for that region since August of 2007. The Midwest and South each recorded four-point gains, to 15 and 19, respectively, while the Northeast held unchanged at 15.

While all of these numbers are still quite low on a scale where anything below 50 indicates that more builders view sales conditions as poor than good, this latest boost is a good sign that some pockets of recovery are starting to emerge across the country as extremely favorable interest rates and prices catch consumers' attention, said NAHB Chief Economist David Crowe. Dr. Crowe was quick to point out, however, that "While some builders have shifted their assessment of market conditions from 'poor' to 'fair,' far fewer have shifted their assessments from 'fair' to 'good' at this point.

Housing Starts Perked Up 15% in September on Strength in Apartments
Nationwide housing starts rose 15% to a seasonally adjusted annual rate of 658,000 units in September, marking the strongest pace of residential construction since April of 2010, according to figures released by the U.S. Commerce Department on Oct. 19. The gain was largely attributed to a sharp increase on the multifamily side, which has been trending upward due to increased demand for rental apartments.

Single-family starts were up 1.7% for the month to a rate of 425,000 units, while multifamily starts soared by 51.3% to 233,000 units, their highest level in three years. Combined single- and multifamily starts rose 12.7% in the Northeast, 9.3% in the Midwest, 15.7% in the South and 18.1% in the West in September.

Meanwhile, building permits fell 5% to a 594,000-unit rate following a big gain in the previous month. Single-family permits held virtually unchanged at 417,000 units as multifamily permits declined 14.5% to 177,000 units. On a regional basis, permits gained 4.9% in the Northeast and 0.9% in the Midwest but fell 7.0% in the South and 9.0% in the West.

Commenting on the latest numbers, NAHB Chief Economist David Crowe noted that, while the big gain in multifamily housing production for September came in the wake of a below-trend number in August and was in keeping with characteristic volatility in that sector, "there's no doubt that demand for apartments is rising as restrictive mortgage lending policies and concerns about future employment push consumers to pursue rental options." He also said that the modest gain in single-family production in September "was right in line with our forecast for the third quarter and in keeping with what builders have been telling us in surveys regarding the emergence of improving conditions in select local housing markets."
