The Community Associations Institute California Legislative Action Committee (CAI-CLAC) needs your help opposing legislation that would allow members of a single-family residential homeowners’ association (HOA) to split and sell lots without any oversight by the association.
Senate Bill 677, by Senator Wiener, is in the Senate Housing Committee, and we need you to tell the Committee to OPPOSE this bill! If enacted, this bill would add the lot-splitting language from SB 9 to the Davis-Stirling-Act, thereby removing any authority for associations to prohibit lot splitting.
Allowing new lots within an established community fails to address issues with parking, access to common areas, increased burdens on infrastructure and assessment allocations. These are not trivial issues and will wind up costing the members of the association a significant amount of money.
We need you to reach out to the Committee and tell them to OPPOSE SB 677 by April 21, 2025, to protect community associations from the unintended consequences and financial burdens that will come with lot splits!
Please be aware that this call to action is only available for constituents of the California Senate Housing Committee. If your Senator is not included here, it means that Senator does not sit on the Housing Committee, where CAI-CLAC is currently focusing.
However, you are welcome to call your Senator. You can identify your legislator here to find their contact info. If the bill moves forward, the call to action will be expanded to contact all California Senators.
