Fire Sprinklers in Las Vegas

 The issue of automatic fire sprinklers has rolled over into the new year. GLVAR continues to work with the City of Las Vegas and the Fire Department in an effort to clarify the language in a proposed ordinance. GLVAR is proposing language that includes an exemption for existing homes as well as for any modifications to a home such as a remodel. Recently, the Las Vegas Review-Journal reported on a study done by UNLV for the City concerning the economic impact of the proposal, noting:
"The city commissioned UNLV's Greenspun College of Urban Affairs to conduct an independent analysis of the effects of a local law requiring all new single-family homes in Las Vegas to have fire sprinkler systems. State law requires a cost-benefit analysis every time a fire sprinkler ordinance is on the table for buildings with fewer than 5,000 square feet of livable space."
GLVAR's primary concerns are that a "new home" is not clearly defined, and that retrofitting a sprinkler system into existing homes that have been modified for home improvement could have a negative effect on the residential resale market. Carrara Nevada continues to monitor this issue and will apprise as the matter moves through the City Council. |

RSAR/IVBOR Vacation Rental Workgroup

  The Reno/Sparks Association of REALTORS® (RSAR) and the Incline Village Board of REALTORS® (IVBOR) have joined together to develop a vacation/short-term rental position statement. Both associations share Washoe County as part of their jurisdiction.
In recent months, some individual local elected officials have mentioned their consideration of potentially advancing vacation/short-term rental legislation. Nationally, the vacation/short-term rental issue has been a much discussed topic.
This workgroup will be discussing and studying vacation/short-term rentals issue with the intent to develop a formal position statement to be forwarded to the individual associations' Boards of Directors. |

TRPA Project Permitting
|

Washoe County and TRPA have been working together to streamline project permitting. It's been common practice for Washoe County to accept and review permit applications for TRPA, making sure that projects are in line with current regulations. As of December 2017, project permits must now be submitted directly to TRPA planners while Washoe County will still issue building permits and facilitate project review required by International Building Codes.
Additionally, to help local Incline Village residents, TRPA will have a planner one day a week available at Incline's Community Center. They will accept and review project applications for compliance with TRPA regulations for residential additions/modifications, new construction of single-family and multi-family structures, etc. |
