  NVR conference makes move to virtual only  
 

The NVR State Conference is coming to you FREE and ALL VIRTUAL! While Covid continues to once again transform and affect travel and meetings across the country, the health and safety of our members is paramount.  NVR will still host the event, now as a free virtual conference much like the very successful state conference hosted virtually last year. The corresponding NVR BOD Meeting will be held virtually as well. Please let us know if you have any questions by sending an email to info@NVRealtors.org.   FEMA provides updated Nevada flood ratings in "Risk Rating 2.0"  
 

FEMA recently updated the flood ratings in Nevada with "Risk Rating 2.0." Past NVR Vice President and RSAR President Mark Ashworth, said this about the update, "As in all things of this nature, there are winners and losers."

He provided Nevada REALTORS with the updated document and provided NVR with an abbreviated layman's summary of its contents: 

  • There are 10,600 properties in NV currently insured for flood loss by the NFIP
  • ***When implemented, the "Risk Rating 2.0" plan aims to: (amount determined by the risk)
    1. 2,195 properties will receive a lower rate
    2. 7,808 properties will receive a rate increase of up to $10 per month ($120 annual)
    3. 304 properties will receive an increase of up to $20 per month (240 annual)

Of course, agents with clients owning properties which carry flood insurance through an NFIP policy should check with their insurance agent for an update on the rate and annual premium. Additionally, it would be prudent to check the NFIP website on all listings to ensure they have not been moved into a higher-risk status.

Ashworth reminds us that a property owner may "challenge" the NFIP rating system with an elevation certificate. Such certificates are obtained through a surveyor. To challenge the NFIP rating a "LOMA" Letter of Map Amendment" is needed. Go here to learn more about the "LOMA" letter.

An additional resource from NAR is a new flood tool for REALTORS "Flood Factor". It is a flood projection search engine. It can be found at the "Flood Factor" link below. 

Due in part, to the efforts of the NAR Insurance Committee, Nevada Home Owners may now have an alternative to the NFIP program through access to private flood insurance Carriers who may offer more attractive rates for flood insurance.  Check with your Insurance Agent for carriers, access and rates.
